While the Wirth on the Woods (WOTW) development is being constructed at 2800 N Wayzata Blvd, the Bryn Mawr Neighborhood Association (BMNA) is considering plans to welcome the 356 rental units and potentially 650 new neighbors to Bryn Mawr. The BMNA vision for the site was laid out in 2003 in the “Bryn Mawr Neighborhood Land Use Plan: A Plan for the Future of the Neighborhood.” The Plan was approved by the
Minneapolis City Council in September, 2005, and many of it’s recommendations are coming to fruition.

 

The BMNA welcomes your input. It is proposed two new Areas within the BMNA organizational structure be created to include WOTW, the nine-acre residential project currently under construction at 2800 N. Wayzata Blvd by Lupe Development and Swervo Development (see February Bugle article, page 7 “WOTW Coming Soon to Bryn Mawr”). The new Areas would be comparable in size to the existing seven Areas in Bryn Mawr. Area 8 would include the Swervo loft apartments and townhomes (156 households) and Area 9 would include the Lupe senior buildings (200 households). To facilitate representation on the Board, the BMNA will work with WOTW developers, property management and leasing teams to secure three Area Representatives from each of the new Areas.

 

The Bryn Mawr Neighborhood Association is one of 83 residential neighborhoods recognized by the City of Minneapolis. The City relies on Minnesota Compass and Minneapolis Regulatory Services to profile its neighborhoods. Based on the 2020 US Census, 2,768 people live in Bryn Mawr in 1,354 housing units. About 85% of those units are owner occupied and 15% are rental units. The size of the average household for owner and renter occupied units is approximately two residents.WOTW will increase the number of residential units in Bryn Mawr by 26% (356 new units). Its population will increase 23% with approximately 650 new residents, many of whom will be children. Since all of the WOTW units are rental, the number of rental units in Bryn Mawr will increase to about 33% of the total households. About 30% of the households in Bryn Mawr have more than one person over the age of 65. With the WOTW senior buildings, the senior population may increase to about 40% of the neighborhood.Currently, the seven Areas within the BMNA organizational structure average about 174 residential units per Area. The 356 units at WOTW would be two to three times larger than any existing Areas in Bryn Mawr. The proposed new areas would be representative of the rental and senior population in Bryn Mawr.

 

The BMNA Board will act on the proposal at it’s March 8, 2023, Board Meeting. The BMNA is discussing ways to invite new neighbors to join the BMNA membership and serve on the Board when leasing begins in just a few months.
